STARKE— NRFLLP, LLC recently recorded 33 new parcels within a 372-acre tract on County Road 235, east of State Road 100 and west of County Road 229, near the Union County line.
The Lakewood Ranch-based partnership acquired the 372-acre tract on Sept. 27 from a Rayonier-affiliated company for $1.5 million. It has named the new community the Ranches at New River.
The subdivision consists of 33 lots of between 10 and 15 acres each.
The partnership also filed a road maintenance agreement and restrictive covenants in Bradford County records for the new lots.
The road maintenance agreement establishes a road maintenance association with an initial annual assessment of $500. The restrictive covenants prohibit mobile homes, nuisance animals, mineral development, and commercial activities within the subdivision.
Last month, the same company that manages NRFLLP LLC, Atlantic Land and Lakes, recorded a similar subdivision in Union County. Pineview Ranch, north of County Road 125 and east of State Road 121, is in the northeastern corner of Union County. The single-family homes subdivision consists of 192-plus acres in lots of around 10 acres each.
