1. Project Overview
The owner is requesting sealed bids from licensed HVAC contractors to supply, install, and commission up to three (3) new 4-ton commercial rooftop packaged heat pump units.
Project Location
555 S Lawrence Blvd, Keystone Heights, FL 32656.
The building features three (3) existing units of identical size. The owner reserves the right to award a contract for one (1), two (2), or all three (3) units under this solicitation based on tiered pricing submissions.
Pre-Bid Meeting
Pre bid meeting is scheduled for June 24,2026 and will be at 555 S Lawrence Blvd. This will be an opportunity to inspect existing AC units and field verify any other options needed or required. (Pre-bid meeting is not mandatory but encouraged. No other opportunities will be given for roof-top access).
2. Technical Specifications
Bidders must quote systems that meet or exceed the following requirements:
• Capacity: Nominal 4 Tons (48,000 BTU/h) cooling and heating per unit.
• System Type: Packaged Rooftop Unit (RTU) heat pump system.
• Supplemental Heat: Auxiliary electric heat kit included per unit.
• Controls: Programmable commercial-grade thermostat
• Voltage: Bidder to field-verify electrical voltage and phase prior to bidding.
• Refrigerant: Eco-friendly refrigerant compliant with current EPA regulations.
3. Scope of Work (Turnkey Installation)
The selected contractor must provide all turnkey labor and materials to complete the following:
• Site Preparation: Safe recovery and legal disposal of the existing equipment and refrigerant per EPA guidelines.
•Curb Transition: Supply and installation of a custom curb adapter to seamlessly mate each new 4-ton unit to the existing roof curbs.
• Rigging: Provide all crane services, rigging equipment, safety signaling, and necessary local permits for the Keystone Heights site.
• Installation: Complete all final electrical connections, low-voltage control wiring for the Wi-Fi thermostats, duct transitions, and condensate drain lines.
• Commissioning: Perform full system startup, test all stages of heating/cooling/auxiliary heat, verify Wi-Fi connectivity, and provide a certified startup report to the owner.
• All other activities to deliver fully functional system/systems.
4. Submission Requirements & Tiered Pricing Schedule
Bidders must submit separate, all-inclusive lump-sum pricing for each of the following scenarios. Prices must include all equipment, auxiliary heat kits, curb adapters, Wi-Fi thermostats, crane services, materials, and labor to achieve the scope listed in section 3.
