First lot sold in Pine Lakes Phase 2

STARKE—The first lot in a new neighborhood near Sampson Lake sold in December.

Roberts Capital Ventures LLC sold the 10.22-acre tract to Wayne M. Wall Jr. and Cody Wall on December 12 for $110,000.

The lot is one of 12 approximately 10-acre parcels that make up Pine Lakes Phase 2 north of Southwest 163rd Street, between State Road 100 and Sampson Lake.

Roberts Capital Ventures acquired the 127 acres for Pines Lake Phase 2 as part of a 2020 acquisition of nearly 1,200 acres around Sampson and Crosby Lakes from Southern Pine Plantation of Georgia Inc. for $2.1 million.

Some of the acreage acquired by the Lake Butler-based partnership in 2020 is on the western shore of Crosby Lake, which is subject to a conservation easement Thomas F. Smith granted to Florida’s Department of Environmental Regulation in 2016.

Before the sale of the lot to Wall, Roberts Capital Ventures, whose managers are Avery C. Roberts and C. Austen Roberts, filed a declaration of covenants, conditions, and restrictions for the 12 lots.

The document prohibits commercial activities, multi-family structures,

The declarations also permit doublewide mobile homes two years or newer on the properties, require that site-built houses have a minimum living space of 1,100 square feet, and allow one horse, cow, swine, and llama per acre in addition to two ducks, chickens, goats, geese or other common fowl per acre.

Pine Lakes Phase 1 is located south of Southwest 163rd Street and most of those lots sold in 2021.
