The Keystone Heights Planning and Zoning Board approved a use-by-exception for a mini-warehouse on the site of a former lawn mower and tractor retailer.

Applicant John Pellerito told the five-member panel that he plans no exterior changes to 101 Commercial Drive, across Commercial Drive from Aza Health, and the former site of Futch’s Power Depot and Crystal Kubota.

Pellerito added that he and Melissa Pellerito own another mini-storage business on State Road 21 north of the city and expect to open the new business at Commercial Drive and State Road 100 next year.

The proposed use will have 43 individual climate-controlled storage units inside the 5,000-square-foot building.

The property is zoned general commercial with permitted uses of retail outlets and service establishments like barber shops, restaurants, and pest control companies. Uses by exception include childcare centers, motels, churches, hospitals, and limited warehousing, including mini-warehouses.
